  • Guest rents, for vacation purposes only, the furnished real property and improvements described.
  • We offer bulk shampoo, body wash, kitchen and laundry basics…please do not take these home – these are for all of our rentals to utilize!
  • Guests are responsible for their own beach chairs, beach towels and pool towels. Please do
    not use our pristine white towels for your sandy adventures! Any misuse of towels and linens that result in stains or tearing of linens and towels will be charged to the guest at $10 per towel and $50 per bed linen set.
  • Potential for noise — Guests/Travelers/Residents in other condos, pool area noise, people
    enjoying the outdoors.
  • Construction is always happening somewhere in Port Aransas; we can’t guarantee that you
    won’t hear/see construction, building, or community improvement projects and events during
    your stay.
  • Cable/WIFI is provided as a convenience; Port A does experience outages from time to time.
  • There are no refunds for outages of cable/wifi or if community pool is closed for cleaning,
    repair, or maintenance or if pool temperature is undesirable.
  • Air conditioning/Heating – the Guest agrees that Air conditioning shall not be set below 70 degrees and heat shall not be set above 78 degrees and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of or malfunctioning HVAC units.
  • Quiet Hours -Please respect our neighbors, not everyone is on vacay…some are residents; quiet hours are between 10pm and 7am.
  • Only guests included in the booking are permitted to stay in the condo.
  • Parking – Guests will receive parking passes upon check in. No Parking in Red Zones.
    Towing will be strictly enforced. Parking is first come, first serve. Parking Passes are REQUIrED!
  • Remove all trash from the unit. Please take all trash to the dumpsters located throughout the
    property. DO NOT leave trash outside as we have many nocturnal animals on the island, along with
    curious sea gulls.
  • Smoking/Drug Policy – Both are prohibited. A fee will be added if smoke is present in the home.
    Police – If police are called, guests will be charged a fee & be required to vacate the property; no refunds provided.
  • For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
  • We cannot be held responsible for circumstances beyond our control. This includes excessive noise from construction or public/private events, wildfire/smoke, tides, rain, winds, tropical storms, weather-related interruptions, road closures, frozen pipes, interruption of services and utilities, or unexpected appliance breakdown. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.

Host after hours service is NOT available for the following: Wifi, CableTV, Garbage disposal and other non-urgent issues.

CHECK OUT Procedures

Checkout time is at 11 AM.

If you aren’t out of the property by then, we’re going to have to charge you an additional night’s fee. (We need time to get the property ready for our next guests, so please be considerate!)

Upon departure, guests should leave the property in the same general neat & orderly condition as when they arrived.

  • Make sure all windows, doors, & entryways are properly locked, closed, & secured.
  • Remove all trash from the unit & dispose of in one of the dumpsters located throughout the property. If Bags of trash are left in the condo, a $25 fee per bag will be charged.
  • Place all dirty dishes in dishwasher and start it before you leave. Soap pods under the sink.
  • Do not leave nay food in the refrigerator or pantry.
  • Place all dirty towels in a pile in the bathrooms.
  • You can leave bed linens on beds but do not make the beds.
  • If you use the pull out sofa, leave linens on the sofa for cleaning crew.
  • Leave furniture in original location & condition.
  • Turn off all lights & small appliances. (Including stove/oven/coffee pot)
  • Set the AC to Auto/Cool and on 77 degrees, in winter months set heat to heat Auto 60 degrees
  • Make sure all your personal items have been removed from the property. Management assumes no responsibility for lost, stolen, or abandoned items. There will be a $25.00 handling charge plus shipping costs for any found items returned at the Guest’s request. Any items not claimed for longer than 30 days may be donated or sold.
